This week we had 50 homes close, up from 39 from last week. Next week we should see a record number of homes closing with the recent upswing of pending listings that have been going under contract recently.
I spoke about the Bluffs homes last week. An original condition lake home came on the market at $350,000 this week. Five offers in the first three days and house is under contract. Location!

I continue to tell people there are very few prime properties out there for sale. This week in the Palm Beach Post:
Sales of existing homes in Florida started the year strong with a 14 percent increase over January 2010 and despite tighter lending standards that have buyers making historically large down payments.
In Palm Beach County, existing home sales jumped 36 percent in January compared to the same time in 2010, according to data released Wednesday by the Florida Realtors
This is good news for Palm Beach County. I also read another article this week saying that 2011 should be the bottom of the housing market nationwide and that prices this year should only drop 5%, well off the past few years of 10% or so.
Buyers need to remember that if they are purchasing a home that you will never pick the bottom of the market just like you will not find the bottom in the stock market. Plan on staying for 3-5 years and if you buy a good property you will see the value go up. Remember pick the best location.
Several properties that I have shown and are unique all went under contract this week. Two Ocean Royale corner units asking $1.4 million both went under contract this week. A third penthouse unit in Ocean Royale also went under contract. Three 1.2 million plus units in one week under contract. Doesn’t sound like a bad market to me.

Jupiter Yacht Club #503 with those incredible Intracoastal views went under contract. This was in my top ten list.
Xanadu above went under contract in a few days. Ocean Dunes one level corner unit went under contract this week.
I hope you notice each property was unique, a corner, one level, geat views or a great bargain. There are alot of buyers out there looking for the right property.
I ran into an agent that specializes in Singer Island condos at the Food Shack this weekend and he said he never had so many showings as in the past two weeks. All positive news.
In this week’s sales you will notice several multi million dollar properties closing this week as well as several waterfront homes.
Golfers
Looking for a great golf community without the enormous fees you see in places like Admirals Cove, Frenchmens Creek or some of the other golf communities. Take a look at Hobe Sound Golf Club. A pure golfing community.

Top Ten Report
This week I left my 10 best alone.
Both condos are in Jupiter Yacht Club Pointe building. Both are well priced and have incredible views. Watch the boats go by on the Intracoastal. My favorites for the week.
#503 went under contract this week.
Jupiter 1 has a nice SW exposure townhome with a small pool just come to market. Take a look at this. Large dogs okay and walk to beach.
Oceanfront condos , the Bluffs South is a great unit. Reduced to $359,000 tis week. The Surf ground floor corner unit is another favorite. Feels like you are sitting on the beach.
