This week we had 70 homes close, up from 65 last week. Another good week for sales in the Jupiter area.
It seems to be very consistent with home sales each week. Actually I am surprised to still see this many homes sell at this time of year.
Here is a great site for gathering real estate information about taxes, property sales and property history. It has a wealth of information regarding property in Palm Beach County. Not sure what your new tax bill will be? Look up the property and put in the selling price and your tax bill be calculated. A good rule of thumb is 2% for most areas and Singer Island will be 2.2%. Condos are less expensive there but there taxes are a bit higher.
Read up on homestead and portability for Fl. residents. It will save you some money on your tax bill.

In this weeks new listings I want you to look at:
1127 E. Seminole 2D – Remodeled 3 bedroom 1,800 sq. ft.One story, walk to beach. $300,000
1139 S Egret Circle in Egret Landing. Beautiful 5 bedroom home. Great community for kids. Soccer fields, tennis courts , community pool. $ 550,000
6533 Winding Lake Dr in the Shores. Nice CBS pool home with lake view and 4 bedrooms. Just $389,000
Sold Information
1012 Ocean Dr San Remo- Juno Beach Townhome on the sand sold for $1,095,000. The ultimate beach home.
750 Ocean Royale -1004 – Sold at just $907,500. A tremendous deal on the 10th floor in Ocean Royale. Similar units listed at $1,250,000.
Brigadoon E10A – 1,700 sq. ft with ocean views sold for $395,000
840 Ocean Dr- Tower . 1st floor lowest price I have seen in years – $315,000. Was on my 10 best list.
Jupiter Bay – 2nd floor corner unit overlooking Carlin Park- Someone got a great deal at $189,000.
If you remember the two Beach Walk homes that were lowered in price last week and I sent them out on my report. Guess what? They both went under contract this week. Someone missed another good deal I sent out.
Jonathans Landing 3911 Back Bay Dr at $279,900. 3 bedroom townhome which I sent out last week. Under Contract!
I can not emphasis enough that there are so few good properties out there especially under $300,000 that it really isn’t worth putting them on my 10 Best List because they are selling so well and fast.

I must get 20 calls per week looking for oceanfront condos under $300,000 so this week I put the list out and I came up with 43 from Singer Island to Jupiter Island. Remember I just put in ocean view. The ocean view may be from the balcony peeking at the ocean. See how many are true direct front units on the ocean. My guess less then 5, probably 3 or so. Take a look.

My 10 best has some new listings this week.
The first one I want you to look at is Aquarius on Singer Island at $269,000. This 15th floor SE direct oceanfront unit has brand new hurricane windows and doors. New balconies and building is being painted. The best oceanfront deal on Singer Island.
Country Club living at it’s finest. Looking for a gated community, 3 bedroom with garage in Jonathan’s Landing. Ground floor unit. Community pool and golf, tennis, marina available on site. Just reduced $100,000 to $279,900. Estate sale. Must be approved by probate. SOLD!
Bluffs River single family pool home. Incredible pool area with remodeled kitchen and travertine floors throughout. Home has loft area for extra bedroom or office. Just reduced to $399,900.
The only reason it hasn’t sold is the agent has the subdivision listed incorrectly.
The last two are two Via Del Mar beach homes. Both are 3 bedroom homes. One is a single level with private backyard and the other is a two story updated home. Both show incredibly well.
If you want to walk to the beach theses are your homes. $419,900 and $399,000. Owners are motivated.
I  attached several unique waterfront properties that might catch your interest. Several townhomes with ocean and /or Intracoastal water views. Lykes Landing on Jupiter Island is a 3,600 sq. ft townhome sitting on the best Intracoastal water in the area. Recently reduced to $1.4 million.
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
Harbor home in Admirals Cove. Completely remodeled 2 bedroom plus a den on one floor. Everything is beautifully redone and requires a tennis membership. Jupiter Yacht Club Pointe building #506 is still available. It is well priced  and has incredible views. Watch the boats go by on the Intracoastal. A great value, was originally listed at $895,000. Buy it for almost what it sold for new in 2002 decorator ready.
