Jupiter Report February 28, 2011
This week we had 82 homes close, up from 50 last week. Last week I said we should see a record number of homes sell and homes sales were up 60% from the week before and the highest number of homes in the past year that I have seen close.
Of the 82 homes that sold 42 were cash buyers. The number of homes for sale is at the lowest level( 2594) since I began tracking them back in June of 2009 when we had 3082 homes for sale. This is a 15% drop in inventory levels since that time. Another sign of a good housing market here in Jupiter.

I added another Sea Brook townhome today as a great deal. The townhome listed above is a short sale and completely remodeled. Both places in Sea Brook are walk to the beach and ready to move in.

Several properties that I have shown and are unique all went under contract last week. Two Ocean Royale corner units asking $1.4 million both went under contract this week. A third penthouse unit in Ocean Royale also went under contract. Three 1.2 million plus units in one week, under contract. Doesn’t sound like a bad market to me.
Well another NE corner in Ocean Royale asking 1 million plus went under contract this week. 4 – million dollar plus condos under contract in Ocean Royale in the past two weeks.

Top Ten Report
This week I added a few properties to my 10 best. Seaview a beautiful townhome in Juno Beach. Walk to beach, remodeled and asking $359,000.

Jupiter Yacht Club Pointe building #506 is still available. It is well priced and has incredible views. Watch the boats go by on the Intracoastal. My favorite for the week.
#503 went under contract this week.
Oceanfront condos , the Bluffs South is a great unit. Reduced to $359,000 this week. – Under Contract. The Surf ground floor corner unit is another favorite. Feels like you are sitting on the beach.
