This week we had 76 homes close, up from 54 last week.
This was a pleasant surprise to see in August in Jupiter Florida.
Well today another new listing in Xanadu came on the market that I spoke about last week. They priced it at $599,000. Another overpriced home in the community for sale. I would venture to say it will sell for under $500,000 for sure. Let’s watch and see. You’ll see it in the new listings in the report.
NEW Listings
I want you to take notice and see how few new single family Jupiter homes are coming on the market under $350,000. In fact there are only 5 and most are just under the $350,000 price range.
Last week I gave some interesting statistics regarding (DOM) days on market as well as cash sales. The trend continues again with 33 of 76 homes sold this week sold for cash. That is nearly 50% selling for cash. As far as DOM we had 7 homes sell in 30 days or less, 13 in 60 days or less, 11 in 90 days or less and 8 in 120 days or less for a total of 39 homes under 120 days. 39 of 76 or over 50% sold in 120 days or less.
I feel this is quite interesting that there are that many Jupiter homes selling in such a quick time and how many homes are selling for cash. This is especially true for Jupiter FL beach homes and townhomes. Where else in the country will you see this? I bet not many places.
I ran another interesting statistic the other day and along the beach in Jupiter there were just 2.8% of the total Jupiter beach homes inventory that were bank owned or foreclosed properties for sale.

I added San Remo townhome today to my 10 best list today. The ultimate beach house. SE corner unit. Ocean views from all three floors and remodeled beautifully with all new impact windows and doors. Gorgous remodel with the best of everything. Not a Home Depot remodel. Owner is motivated to sell. Take a look at it.

San Remo For Sale
I added Sea Rise in Jupiter Ocean & Racquet Club. Corner unit 2 bedroom, walk to beach at just $150,000. Great floor plan, south exposure and across from pool.
Looking for great Intracoastal and some ocean views? Broadview 4th floor in Tequesta was just lowered to $222,500. It is a 55 = community. Look at the incredible blue waters of the Intracoastal from this unit.
If I had to pick the best oceanfront condo under $500,000 left for sale in the Jupiter area I would be hard pressed to be excited about any condos out there. I guess it would have to be one of the last two units in the Surf in Juno Beach. Both need a remodel, great views and the best pool deck on the beach.
This week I showed a Water Glades 4th floor ocean condo that just came back on the market. Believe it can be bought for $320,000. It is a short sale. Opened the kitchen with everything remodeled. Has ocean and some Intracoastal views.
I also added an Ocean Walk that I think is a very nice home. It is a bit further from the beach then the other homes but priced quite a bit less.
Rarely comes to market Juno Beach direct oceanfront condo on Celestial Way. Over 1,700 sq. ft and priced at just $450,000.
Two offers on this property today. One of my buyers scooped this beautiful condo up this week!
