This week we saw home sales rise from 55 to 65 homes here in Jupiter. Home sales continue to remain strong in the area. I have yet to see the wave of foreclosures that the news continues to say is coming. Many buyers still believe that the market is flooded with homes and they can’t give them away. This is the furthest thing from the truth. There are still good values out there but most buyers expectations are granite counters, SS appliances new floors and a great view. Most of the condos here along the coast as well as the homes have been here for some time. They aren’t building new homes or condos anywhere near the beach here in Jupiter. This is it. If you want a new oceanfront condo go down to Singer Island. Even there, new condos are near the million dollar mark and above.
I ask buyers where you can find a $200,000 townhouse several blocks from the beach in NJ, NY, MA? Even Miami if you sit on the ocean in a new condo they are a million dollars. I sat with a fellow the other evening at Food Shack( great restaurant) and he was from Chicago and all he did was complain about taxes for real estate, income tax, sales tax and how the weather is so bad in the winter and the roads are terrible yet in the same breath he asks me, I want a cheap oceanfront condo because I hear they are giving them away here. I’m like think to myself, this guy just complained about IL to no end and than says how beautiful Jupiter is and wants a condo for nothing. I think to myself who is retiring and moving to IL? No one I know. The misconception that abounds from the news and the Internet is amazing.
Once again of the 41 homes that went contingent this past few days, 19 of them were in 30 days or less. 50% went under contract in that short time and many were less than a week.
In Abacoa there are only 8 townhomes for sale of the 3 bedroom 1,500 or 1,800 sq. ft models. This community covers 1,700 acres of homes and a golf course. If you know Abacoa you know the size of the community and that amazes even me.

WEST PALM BEACH — Palm Beach County’s home prices gained 9 percent last month compared to January as house hunting got even harder.
The median sales price of $190,000 on an existing single family home was still 10 percent below where it was in February 2011, according to a report released Wednesday by the Realtors Association of the Palm Beaches.
But with total sales 7 percent higher than the same time last year and housing inventory at its lowest level since 2005, economists and Realtors said the market may finally be gearing for a comeback.
“The biggest complaint I have from my agents is there’s nothing out there to sell,” said Bill Richardson, district sales manager at The Keyes Company in Boca Raton. “There are so many buyers right now.”
Statewide, sales of single-family homes in February were down nearly 5 percent compared to last year, but median prices increased 7 percent to $134,000. The inventory of homes on the market dropped 34 percent from 2011.
The story was the same nationwide with the National Association of Realtors reporting a 19 percent decrease in February inventory compared to the same time in 2011, while median sales prices inched up 0.3 percent.
