This week we had 54 homes close, down from 102 last week. This is the average number we have seen over the past year. Just to give you an idea of what some of the properties are selling for take a look at the following while going through the sales for the week.
401 Mars a 3 bd -1 Ba. Yes 1 bath built in the early 60’s and quite small sold for $345,000.
331 weet Bay, a short sale in Abacoa and the least expensive floorplan sold for $319,000.
2201 Marina Isle Way in the Bluffs marina, ground floor unit overlooking the marina sold for $233,000. Last year they would bring $200,000.
Two homes at $900,000 plus sold in the new Jupiter Country Club.
Florida outshone the nation last month in existing home sales with Palm Beach County topping more than 1,000 purchases for the second consecutive month.
In this weeks price changes take a look at Beach Walk in Jupiter. These homes started at 2 million dollars, are brand new, never lived in and are now asking $950,000 and $1.1 million for 4,200 sq. ft under air with pools. I spent the last several days looking for Jupiter homes under $300,000 in nice neighborhoods. After going through 25 plus homes on the computer we narrowed it down to 12 properties. After looking at 1 2properties we ended up with only 4 that the buyer thought were liveable. Not updated but just clean and showed well. All of Jupiter and that is what we ended up with , just 4 homes under $300,000.

Top Ten Report
My 10 best list remained the same this week.
You will notice that 2 of my recommendations went under contract this week. 774 Seaview Ct and the best deal on the beach 900 Ocean Dr (Surf). Dunes Tower PH -A which was on my 10 best list did close at $310,000. That was a real bargain.
I attached several unique waterfront properties that might catch your interest. Several townhomes with ocean and /or Intracoastal water views. Lykes Landing on Jupiter Island is a 3,600 sq. ft townhome sitting on the best Intracoastal water in the area. Recently reduced to $1.4 million.
Cote De La Mer and San Remo( Under Contract) both direct oceanfront townhomes on the sand in Juno Beach.
Last but not least but the Jupiter key oceanfront townhome in the gated oceanfront community of Jupiter Key.
On the other end of the spectrum check out the Water Glades condo 4A which overlooks MacArthur Park on Singer Island and Dunes Tower Penthouse with a wrap around balcony with gorgeous water views. Both are in the low $300,000’s. Under Contract!
The second is a Harbor home in Admirals Cove. Completely remodeled 2 bedroom plus a den on one floor. Everything is beautifully redone and requires a tennis membership.
