I want to give my best to anyone up north who suffered water and hurricane damage from this last storm. I lived through the past three we had back in 2004/2005 and it is devastating and something you don’t want to live through.

This week we had 47 homes close,down from 53 last week. Averaging about 50 sales a week is a pretty strong number for the middle of summer in Florida.
How many aof you were surprised at the low number of 3 bedroom available Jupiter townhomes with a garage and how many were Jupiter Abaccoa homes for sale? The low numbers amazed me. I have been watching the homes sell but not really realizing how few new homes are coming on the market replacing the sold inventory.

Last week I gave some interesting statistics regarding (DOM) days on market as well as cash sales. The trend continues again with 24 of 47 homes sold this week sold for cash. That is 50% selling for cash.
Days on Market showed
2 homes under 30 days
6 homes under 60 days
8 homes under 90 days
5 homes under 120 days
18 homes over 300+ days
Nearly half the homes that sold this week have been on the market for over 300 days. Homes that have been on the market for a long time are starting to move. Prices are dropping on the homes that have been sitting and buyers choices are diminishing. Many of the homes I showed this week have been on the market for a long time. Bad floorplan, bad location etc.

My 10 best has one new listing this week.
This week I added the Sea Brook and Ocean Villas to my list as well as Jupiter Ocean Grande #707. I also added another Water Glades A stack with great ocean views.
The Jupiter 1 townhome listed at $199,000 went under contract as did the 4th floor Water Glades that was on my list.
Look at the home in North Fork I spoke about. Great home. In my 10 best list this week.
Looking for great Intracoastal and some ocean views? Broadview  4th floor in Tequesta was just lowered to $222,500. It is a 55 + community. Look at the incredible blue waters of the Intracoastal from this unit.
 
This week I showed a Water Glades 4th floor ocean condo that just came back on the market. Believe it can be bought for $320,000. It is  a short sale. Opened the kitchen with everything remodeled. Has ocean and some Intracoastal views. UNDER CONTRACT
I also added an Ocean Walk that I think is a very nice home. It is a bit further from the beach then the other homes but priced quite a bit less.
The best home values along the beach. Look at the three Ocean Walk homes. Private pool, homes are remodeled with many new upgrades. You’ll love entertaining in any of theses beach homes.  Only 7 homes in this community of 200 homes for sale.
